Kenya charges stamp duty as a percentage of the higher of purchase price or valuation: 4% inside Nairobi or any municipality, 2% in rural areas. First-time buyers using KMRC-backed mortgages may qualify for reduced rates consult your lawyer.
Rates vary by lender and product. KCB, Absa, Stanbic, HF Group and NCBA typically offer 13 to 16 percent for residential mortgages. KMRC-refinanced products can be lower, around 9 to 12 percent for eligible borrowers.
Gross yields of 7 to 10 percent are considered strong in Nairobi. Kilimani and Westlands apartments typically hit this. Karen and Runda villas yield 4 to 6 percent but appreciate faster. Always calculate net yield after service charges, KRA rental income tax (7.5%) and management fees.
