The Nairobi property price index tracks current asking prices for homes across the city, compiled from live VillaWatch listings. As of September 2026, our data covers 145 priced properties with a city-wide median asking price of KSh 11,690,000. Use it to benchmark values by suburb before you buy, sell or invest. The most expensive suburb in our index is Karen (KSh 160,000,000), and the most affordable is Kilimani (KSh 6,900,000).
